Buying a whole project from one supplier
Most buyers arrive with four questions. Does one company really make cabinets, doors, stone and lighting, or is this a trader with a catalogue? Will finishes match room to room when they come from different lines? How do I check quality without flying to China? And what is the smallest order that still ships economically?
George Group Home works on all four. We manufacture cabinetry, doors, windows and fitted interiors in our own 100,000 m² factory in Foshan, and source the other categories through long-standing partner factories in the same city. Everything reaches you as one quotation, one schedule and one planned shipment.

The nine categories we supply
Nine categories — the list a whole home or a project fit-out actually needs.
| Category | What it covers | Usually bought by | Relative cost |
|---|---|---|---|
| Kitchen cabinets | Base and wall units, islands, worktops, in lacquer, melamine, PET, veneer or solid wood | Developers, villa owners, distributors | $$ – $$$$ |
| Wardrobes and closets | Fitted, walk-in and reach-in systems; hinged, sliding or bi-fold doors | Apartment and hotel projects, villa owners | $ – $$$$ |
| Doors and windows | Interior doors and frames; thermal-break aluminium windows, sliding and bi-fold systems | Contractors, developers, distributors | $$ – $$$$ |
| Stone and marble | Slabs, worktops, wall cladding and book-matched feature walls | Villas, hotels, hospitality | $$ – $$$$ |
| Tiles and flooring | Porcelain and ceramic wall and floor tiles, SPC and engineered wood flooring | Apartment and hotel projects, distributors | $ – $$$ |
| Bathrooms and sanitary ware | Vanity units, toilets, basins, shower enclosures and complete bathroom packages | Developers, hotels, distributors | $$ – $$$$ |
| Lighting | Project lighting schedules, dimming and voltage matched to your market | Villa, hotel and commercial fit-outs | $ – $$$ |
| Furniture | Loose furniture for every room, made to your dimensions and finishes | Villas, serviced apartments, hotels | $$ – $$$$ |
| Textiles and décor | Curtains, bedding, rugs and upholstery fabrics | Villa and hospitality fit-outs | $ – $$ |
The dollar markers compare categories with each other, not what you will pay. Within each category, the finish system moves the price more than the size does — which is why we quote per project rather than from a list.
You do not have to buy all nine. Many projects start with one kitchen or one stone order and add categories later. The whole-home model is an option here, not a condition.

What one supplier actually changes
A villa fit-out run the usual way means six suppliers, six lead times and six arguments about who is responsible when a door does not match the wardrobe beside it. Consolidating fixes the parts that are expensive to fix later:
- One quotation. Itemised by room and category, in one document you can compare line by line with your budget.
- One production schedule. Every category is planned backwards from the same shipping date, so nothing waits in a warehouse for the slowest line to finish.
- One quality file. Shop drawings, in-production photos and video, pre-shipment inspection records and loading photos, in one place you can review remotely.
- One packing list, numbered by room and unit. Your team unpacks floor by floor or unit by unit instead of sorting a mixed shipment on site.
- One coordinator. Export paperwork, customs documents and after-sales claims all go through the same person — for most English-speaking buyers, Ivana, our senior sales director, who worked in the UK for five years.

MOQ and mixed-container loading
There is no blanket minimum per category when goods ship together. What exists is a practical minimum: one item shipped alone is rarely worth the freight, and the same item alongside other categories is entirely reasonable.
Mixed-container loading is how that works: a 20ft or 40ft container planned as one load across categories.
- Bulky and light meets dense and heavy. Wardrobes, doors and furniture fill container volume; tiles, stone and sanitary ware carry the weight. Together they make a low-MOQ order economical.
- One loading plan, set by the bulkiest category. Whichever category takes the most space is planned first, and everything else fits around it.
- Protective packing throughout. Edge protection, separation between finishes, crates for glazed and polished items, bracing for the container.
- Flat-packed cabinetry by default. Panels, doors and hardware ship flat with labelled cartons and assembly instructions.
- Sample orders first. A sample door, stone piece or finish panel can be produced before bulk production. Small samples are usually free; you cover the shipping.
For a distributor testing a market, one mixed container spanning two or three categories is a normal first order. For a developer, the same container can be labelled across several units.

What drives the price
We do not publish a fixed price list. Every order is quoted from its own drawings and schedule, and freight, insurance and duty are quoted separately against the Incoterm you ask for — FOB, CIF or DDP.
Five things move the number more than anything else:
- Material and finish system. Usually the largest single line in any quotation. Melamine film, PET, lacquer, veneer and solid wood sit at very different prices over the same carcass; the same is true of porcelain against marble, or a powder-coated frame against an anodised one.
- Hardware and fittings. Standard soft-close against a Blum or Hettich upgrade, domestic gearing against European-brand window hardware.
- Dimensions and geometry. Straight, square, repeated production is the cheapest to make. Sloped ceilings, curves, outsized door leaves, wide sliding panels and custom stone shapes all add hand work.
- Market requirements. Certification, board class, glass performance, water and electrical standards differ by destination country, and the compliant version sometimes costs more than the generic one.
- Volume and container use. How full the container is changes the freight line as much as the production line. Two half-loads cost more than one planned loading.
Certification is category-specific: CE, ISO 9001, cUPC, WRAS and SASO among the options, and certificates shared on request per category. Tell your coordinator which market you are importing into and we will confirm what applies to the exact items you are quoting. We do not claim one blanket certificate across every product.
Design first, and the fee comes back
Every project starts with drawings, not with a deposit. Space planning, 3D design references and material selection against your floor plan are quoted as a transparent design fee that you approve before any work begins.
When your order value reaches twenty times the design fee, the full design fee is credited back against your invoice — the design fee is 100% credited back, applied automatically, with no separate request. On a whole-home order across several categories, most projects cross that threshold naturally.
Send your floor plan on WhatsApp (+86 133 0284 3989) and ask for a design-fee quote — a coordinator replies within one working day.
Quality control: the evidence chain
You are buying goods you cannot inspect before they land, so the paperwork is part of the product. Every order runs through the same five records:
- Shop drawings confirmed. Dimensions, materials, finishes and fittings signed off against your drawings and physical samples before the factory cuts anything.
- In-production photos and video. Raw-material, production and pre-assembly stages recorded and sent while the order is still on the line.
- Pre-shipment inspection. Quantities, dimensions, finishes and hardware operation checked against the approved drawings before anything is packed.
- Packing list numbered by room and unit. Each carton labelled by room, wall, unit and installation sequence, so phased apartment and hotel installations move floor by floor.
- Container loading photos. You see the container being loaded and braced, so you know exactly what left Foshan.
Third-party inspection through SGS, BV or TÜV can be arranged in your name. Our 30,000 m² showroom in Foshan is open by appointment, a short walk from the production halls.
How an order runs
- Share Your Brief — floor plan, BOQ, site photos or a handwritten room list.
- Design & Quotation — space planning, 3D references, samples and an itemised quotation.
- Approve the Details — dimensions, materials, finishes and hardware signed off in writing.
- Production & QC — manufacture with photo and video records at each stage.
- Packing & Shipping — room-numbered packing lists, protective packing, mixed-container loading, export documents.
- Delivery & Support — arrival coordination and after-sales support from the same coordinator.
Lead time and shipping
Most standard categories run 30–45 days from approved drawings. A whole-home order across several categories is scheduled to one shipping date, typically 35–55 days to loading. Rare stone, custom shapes and certified products can extend that; your coordinator confirms exact dates before you pay a deposit.
We load from the Pearl River Delta — Nansha and Shenzhen are the usual departure ports — and ship with your forwarder or ours. Frames, panels and slabs travel braced and corner-protected; glazed and polished units are crated so nothing carries weight it should not.
Two things we are honest about
- Installation is not included unless separately agreed. We supply, protect and ship; your local team installs, working from our numbered drawings, packing lists and remote support.
- Colour and finish follow the physical sample, not the screen. Product images, including the ones on this site, are not the basis of final acceptance. We courier sample panels and swatches before production starts.
Frequently asked questions
Do you manufacture all nine categories yourselves?
Cabinetry, doors, windows and fitted interiors are made on our own lines inside the 100,000 m² factory. Stone is cut and polished on site. Tiles, sanitary ware, lighting, furniture and textiles come from long-standing partner factories in Foshan that we have worked with for years. One team quotes, quality-checks, packs and ships the whole list.
What is the minimum order?
There is no fixed minimum per category when items ship in a mixed container. A single category shipped alone is normally quoted at around one full container, because that is where the freight works. Below that, the practical route is combining categories — and both routes start with a sample if you want one.
Can I buy one category and add others later?
Yes. Many projects begin with a kitchen, a wardrobe run or a stone order. Once the shop drawings, production records and packing lists have proved what they promised, adding categories is a normal next step.
How do I compare your price with my current supplier?
Ask for the itemised quotation and compare it against the same specification and the same Incoterm. We separate product cost from freight, insurance and duty on purpose, so the comparison is line by line.
Which certificates can you provide?
Certification is category-specific, and certificates are shared on request per category. Depending on the product, the market and the specification you choose, options include CE, ISO 9001, cUPC, WRAS and SASO. We do not claim that one certificate covers every product in an order.
How do I check quality from another country?
Through the evidence chain above — signed drawings, photos and video during production, a pre-shipment inspection, a packing list numbered by room or unit, and loading photos. Third-party inspection can be arranged in your name, and visits to the factory and showroom are welcome by appointment.
Who will handle my enquiry?
Ivana, our senior sales director. She worked in the UK for five years, deals directly with overseas buyers and answers WhatsApp herself — the same person from brief to delivery instead of a ticket queue.
How long does a whole-home order take?
Plan 35–55 days to loading for an order spanning several categories, plus sea freight to your port. Faster if you order one or two standard categories; longer if the order includes rare stone, certified products or heavy custom finishing.
Send us the project list
Tell us what you are fitting out and where. A floor plan, a BOQ, a schedule of units or a photo of each room with rough dimensions is enough to start.
What comes back: a category-by-category recommendation for your climate and market, space planning and 3D references, a mixed-container loading plan, and an itemised quotation with the design fee quoted up front — credited back in full once your order reaches twenty times that fee.
